Tenant FAQs
Answers to your frequently asked questions
-
Can you hold a place before I apply?
Properties are generally rented on a first-come, first-served basis once a completed rental application and required fees are submitted; to secure a unit, apply as soon as possible and include all requested documentation and payment. -
Do I pay the first month's rent and last month's rent with my security deposit?
Move-in costs vary by property but typically include the first month's rent and a security deposit; some properties also require last month's rent or additional move-in fees—review the listing or ask management for the exact breakdown. -
How old do you have to be to apply?
Applicants must be of legal age to sign a lease, which is usually 18 years or older, unless otherwise allowed by local law. -
Is the deposit refundable?
Security deposits are generally refundable if the unit is returned in good condition, subject to deductions for unpaid rent, damage beyond normal wear and tear, or required cleaning as described in the lease and local regulations. -
Who needs a cosigner?
A cosigner may be required when an applicant does not meet income, credit, or rental history criteria; cosigners must meet financial qualifications and sign a guarantor agreement that makes them legally responsible for lease obligations. -
You have a property I want to rent. How do I apply?
Apply online via our tenant portal or in person with a completed rental application, application fee, government ID, and proof of income (pay stubs, bank statements, or employer verification); follow the listing instructions for required documents. -
How do I pay rent?
Rent payments are accepted through the tenant portal (online/ACH), automatic bank transfer, or check/money order depending on the property; confirm accepted payment methods and due dates in your lease or with management. -
I want to get a pet. What should I do?
Review your lease and contact management before getting a pet; many properties allow pets with a pet deposit, monthly pet rent, and breed/size restrictions—approval and additional fees may apply. -
I want to move out, but my roommate wants to stay. What should I do?
All lease signatories typically remain jointly responsible for the lease; a roommate who wishes to stay must qualify independently or you must find an approved replacement, with all changes subject to management approval and a signed lease amendment. -
My lease expiration is coming, and I want to move out. What should I do?
Provide written notice of your intent to vacate according to the notice period in your lease—commonly 30 or 60 days—and follow move-out procedures in the lease to avoid charges and ensure timely return of any refundable deposit. -
Who is responsible for paying for repairs & maintenance requests?
Routine maintenance and repairs are coordinated by property management to maintain safety and asset value; tenants are responsible for damage caused by negligence or misuse. Submit maintenance requests promptly through the tenant portal or the designated contact to ensure timely service.
